Slacking Summer Forces

JULY, TORONTO As the natural summer forces of 2026 create thunderstorms, berry harvests, and more, they have mostly abandoned the real estate market. Comparing the first week of June to the first week of July, sales are down 36%.

In Toronto, the average sales price for detached and semis on a year over year basis shows little change. Condos drive down average prices across property types, as their year over year average is down 9%. See the column on the right side in the infographic below.

Mortgage rates float like a fat fish adjusting its air bladder on a sleepy sunny afternoon – up…and down and up – in the low 4s…high 3s. and up…glug and…exhale.
